Pre-Development Application stage
We will guide you through the regulation maze in preparation of smooth development and building approvals. Our services include:
- Carry out preliminary assessment of development application plans and identify non-compliances with Building Code of Australia (BCA) requirements
- Provide BCA Assessment Report in support of DA submission
- Attend pre-DA meetings with design consultants and advise on technical compliance issues
- Identify areas that require alternative solutions or fire engineering designs
Development Application stage
We will make representation for you on technical BCA compliance matters with the consent authority to streamline the approval process for your DA. Our services include:
- Attend meeting with consent authority, make representation for clients on BCA compliance matters
- Assist design consultants to come up with BCA compliant designs
- Liaise with project consultants to design alternative solutions or conduct fire engineering designs
Construction Certificate stage
We will issue a construction certificate in accordance with the requirements of the EP&A Act 1979. Our services include:
- Assess detailed plans and specifications for compliance with the BCA
- Liaise with project design consultants, builders and local authorities for any necessary amendments required for compliance
- Assess alternative solutions and fire engineering designs
- Obtain (or issue) compliance certificates and design certificates from project consultants
- Issue Construction Certificate
Construction stage
We will oversee the construction process to ensure your building is constructed in accordance with the approval. Our services include:
- Carry out the role of Principal Certifying Authority
- Carry out construction progress inspections at agreed stages
- Obtain (or issue) compliance certificates for final design and/or completed works
- Liaise with Fire Brigades, local councils and other statutory approval authorities
Occupation stage
We will issue an Occupation Certificate in accordance with the requirements of the EP&A Act 1979. Our services include:
- Carry out final inspections of completed building works
- Obtain fire safety certificates and compliance certificates from consultants and builder
- Issue Occupation Certificates
Strata subdivision stage
We will issue Strata Certificates in accordance with the requirements of the EP&A Act 1979. Our services include:
- Carry out inspections of completed building/strata sub-division works
- Assess Strata plans
- Issue Strata Certificates
Fast Track Certification Service
This service aims at determining construction certificate and/or complying development certificate applications for internal partitioning and simple shop fitout projects within 48 hours from the time full submission requirements have been achieved. Our services include:
- Assess if your application fits into the fast track certification service category
- Issue Construction Certificate / Complying Development Certificate as appropriate
- Assist obtaining DA approval from consent authority if the application does not fit in the category of complying developments.

Advise on building regulation compliance matters, including:
- Environmental Planning & Assessment Act 1979
- Environmental Planning & Assessment Regulation 2000
- Building Code of Australia
- All related industry codes and standards
Building Appraisal Report
- Provide BCA reports
- Carry out pre-purchase inspections on fire safety and compliance matters
Essential Fire Safety Measures Maintenance Advice
- Carry out essential services maintenance inspections
- Issue Annual Fire Safety Statements
- Prepare essential fire safety measure maintenance manual
Approvals Management

- Coordinate all approval related matters between the client and consent authorities, the NSW Fire Brigades, other regulatory bodies and government instrumentalities
- Coordinate and obtain required information from project consultants
- Submit applications on behalf of clients and coordinate all administrative input such as: completing application forms, delivery of plans to related parties, etc
- Follow up and liaise with consent and approval authorities continuously until approvals are granted
